The Savannahs at Sykes Creek Community Development District Board of Supervisors welcomes you to our Savannahs community located on Merritt Island, Florida. Sykes Creek flows through the surrounding savanna grasslands, creating a pristine natural setting for this 18-hole, 6,647 yard golf course and the community. It offers a substantial area of lakes and wetlands, which is also part of the seasonal migration corridor of many species of birds. Its location on Merritt Island provides perfect views of the rocket launches from Kennedy Space Center and Cape Canaveral Air Force Station.
In June of 1988, the Savannahs developers Bussen & Hayes, signed an agreement with the Brevard County Board of Supervisors, stating that the developers would donate 168-acres of real estate property and the County would build and operate a public golf course. The course officially opened in 1990. For almost thirty years, the Brevard County Parks and Recreation department operated the Savannahs Golf Course and, due to a multitude of causes, failed to generate a profit. This situation lead the County in May of 2018 to exercise an option of the 1988 agreement and revert the course to the Savannahs Homeowners Association (SHOA).
The Savannahs Homeowners Association subsequently formed a Community Development District (CDD) to administer the management of the golf course and club house, pursuant to Florida Statute-Chapter 190. The SHOA is legally the owner of the property with its 288 property owners. They are bound together with the financial responsibly to support the golf course, club house, and property. The SHOA leases the golf course, club house, and property to the CDD. These two entities work together to ensure that a sound financial operation is maintained. In addition, the Savannahs CDD maintains the 168 acres, the infrastructure, lakes and storm water management systems related to the golf course property. It is their goal to act in concert with the SHOA and the property owners best interests. This operation is truly a partnership with the important financial support of 288 property owners and their involvement in assisting to make it profitable. Their goal is to make this the vital hub of their community, as well as for other residents of Merritt Island and throughout the Space Coast of Florida.
The Savannahs CDD is organized similar to other local governments in Florida. There are currently CDDs in 67 counties and more than 650 CDDs in the state overall. The governing body is composed of a five-member board known as the Board of Supervisors (BOS). The BOS establishes the policies of the District in accordance with Florida law. CDD’s are used to create, finance, and maintain operations and infrastructure of a community. They effectively provide the “solution” to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDD’s represent a major advancement in Florida’s effort to manage its growth effectively and efficiently.
The CDD sought a management company to handle the challenge of the golf course maintenance requirements and the expertise to move the financial results towards a positive solution. After the review of multiple RFP submissions, International Golf Maintenance (IGM) was selected. IGM had been contracted by the County in past years to provide the course maintenance and they are familiar with the specific physical course conditions.
The CDD BOS intends to establish consistent high standards for the golf operations while providing long-term solutions for efficient operations and the maintenance of the community’s facilities. Together with IGM’s sound practices, many productive changes are now underway to improve the overall golfing experience at the course. The improved maintenance and repairs of neglected areas will provide a primary draw to attract new golfers and those who have not played the course in several years.
The layout of the golf course can be challenging but fun. Soon it will add a “family tees” format to the normal five identified in the past. This shorter course with an overall par 67 and 3,581 yards will appeal to family outings, the new golfers, as well as the more mature players.
The Savannahs’ management team is ready to plan and assist with any tournament or outing for your group. They are prepared to assist local groups with the formation of leagues, in both 9 and 18 hole formats.
The club house has had renovations in The Savannahs Bar and Grill recently. The Grill offers a good, consistent daily menu and several popular dinner specials throughout the week. The team can provide the space and the menu choices for your special events.
